We are hiring experienced Commercial & Contract Manager for Riyadh, Kingdom of Saudi Arabia Projects.

ROLE SUMMARY

The Commercial & Contract Manager will be responsible for managing all commercial and contractual aspects of ABL-KSA's projects, including contract administration, claims management, order variation, procurement strategy, and client/subcontractor negotiations. This role is pivotal in protecting the company's commercial interests across ongoing and pipeline projects in KSA. 

KEY RESPONSIBILITIES

• Manage the full commercial lifecycle of projects from pre-tender to final account settlement.
• Draft, review, negotiate, and administer contracts.
• Prepare and submit variation orders, claims, and extension of time (EOT) claims.
• Monitor project costs, budgets, and cash flow forecasts and advise management accordingly.
• Oversee procurement strategies and evaluate subcontractor and supplier bids.
• Manage subcontract agreements, back-to-back provisions, and interim payment applications.
• Coordinate with the legal team on dispute resolution, arbitration, and commercial risk.
• Liaise with project managers, QS teams, and clients to ensure commercial milestones are achieved.
• Review and certify interim and final payment applications from subcontractors.
• Prepare monthly commercial reports and presentations for senior management.
• Ensure compliance with Saudi procurement laws, Aramco, and Royal Commission contract requirements. 

QUALIFICATIONS & CERTIFICATIONS

• Bachelor’s degree in quantity surveying, Civil Engineering, or related field.
• Membership of RICS (MRICS/FRICS) or CIOB is highly preferred.
• Diploma in Contract Administration or equivalent professional qualification is an advantage. 

TECHNICAL SKILLS

• Expert knowledge of FIDIC (Red, Yellow, Silver Books) and NEC contract forms.
• Strong experience in claims preparation and dispute resolution in GCC.
• Excellent negotiation, communication, and analytical skills.
• Solid understanding of Saudi construction law and local contract requirements.
• High proficiency in Microsoft Office, particularly Excel and Word. ADDITIONAL 

REQUIREMENTS

• Minimum 15 years in commercial/contracts management with at least 5 years in GCC/KSA.
• Demonstrable experience on major construction projects (value SAR 100M+) in Saudi Arabia.
• Experience with NEOM, Royal Commission, ROSHN, DIRIYAH or Saudi Aramco contracts is a strong advantage.
